The short answer

Can you install wood floors in a Jupiter condo?

Yes, with the board's approval and the underlayment its rules require. Jupiter condo rules commonly call for padded, sound-reducing material under hard floors, and some name wood outright. Top Design Tile installs engineered hardwood in Jupiter condos and homes, matches the underlayment to your building's rule and documents it for the board before the floor is delivered.

Sound familiar?

  • Our association's padding rule lists wood, tile and carpet by name.
  • We're near the Loxahatchee. Is wood a bad idea?
  • The store says the slab is fine. Nobody has tested it.
  • We want wood in the living areas and tile in the baths, at one height.
  • Contractors can only come through the gate at certain hours.

Jupiter, Palm Beach County

Built around 1990, ready for wood.

The median Jupiter home was built around 1989 or 1990, with Jonathan's Landing going up in the 1980s and Abacoa from 1997 on. Plenty of those houses still have their first tile or carpet in the living areas.

In the condos along the water, a new floor also has to satisfy the people downstairs, which is why the building's rules come before the samples.

Jupiter incorporated in 1925 and is the northernmost town in Palm Beach County. Housing ranges from gated club communities like Admirals Cove and Jonathan's Landing to the Abacoa town center and rural lots in Jupiter Farms.

How we do it in Jupiter

Wood floor installation in Jupiter, step by step.

  1. Start with the rules

Architectural review forms, padding requirements, work hours and elevator bookings. We read your building's documents at the estimate and plan the job around them.

  2. A rated pad under the planks

The sound-reducing underlayment gets chosen to meet the rule, and its tested rating goes to the board with your application.

  3. The slab tested and leveled

The concrete is checked for moisture against the flooring maker's limit and flattened before any wood is ordered.

  4. Porcelain where the water is

Below the flood elevation, and in kitchens and baths, wood-look porcelain carries the look without the risk.

  5. One height through the house

Wood, pad and tile get measured together, so the floor runs from room to room without a ramp at the doorway.

The work

What it looks like.

  • Wide-plank light oak wood floor installed across a bright living room with tall windows

    Under the floor

Most of the job is the part you never see.

    • Moisture test before anything is ordered
    • Low spots ground or filled flat
    • Barrier and underlayment matched to the floor
  • Light oak chevron wood floor laid through an open kitchen, the point of the pattern centered on the room

    Layout

The planks run where the room leads your eye.

    • Direction set from the main sightline
    • Random stagger, no repeating joints
    • Full planks at the doorways that get seen
  • Large-format marble-look porcelain fireplace wall rising from a wide light plank floor

    Edges & transitions

Wood meets tile without a ramp.

    • Heights planned against the tile
    • Expansion gaps hidden under trim
    • Baseboards and thresholds finished to match

Before you call

Wood floor installation in Jupiter: the details.

Wood in a Jupiter condo: the padding rule

Jupiter condo associations put their flooring rules in writing. One requires padding under carpet, wood or tile and sends every interior renovation through its architectural review board, with a deposit and elevator pads for deliveries. Another requires floors to be well padded with sound-reducing material underneath and limits work to weekdays from 8 to 6.

Underneath those rules sits the Florida Building Code, which sets a minimum impact sound rating of IIC 50 for floors between units. An association can require more; it can't require less.

We match the pad to whatever your building asks for and give the board the product's tested numbers. Approval comes first, then delivery, then installation inside the allowed hours.

Engineered hardwood on a Jupiter slab

Most Jupiter homes and every ground-floor condo sit on concrete, which is why engineered hardwood is the usual choice here: a real wood wear layer over a stable core that tolerates a slab far better than solid boards.

Before it's ordered, the slab is tested, either with relative-humidity probes set into the concrete or with a calcium chloride test, and the reading is compared with the flooring maker's limit. A vapor retarder goes down over the concrete, and the underlayment goes over that.

Flatness is checked with a long straightedge, because a slab that held 1990 tile rarely comes out flat once the tile is gone. High spots are ground and low ones filled, so the planks sit tight and quiet.

Wood floors and Jupiter's new flood maps

New FEMA flood maps took effect in Jupiter on December 20, 2024, and some homes near the Loxahatchee River and the Intracoastal moved into or out of high-risk zones. Check your parcel before you choose a floor for the ground level.

Below the base flood elevation, FEMA's Technical Bulletin 2 lists engineered, laminate and solid wood flooring as unacceptable. Tile set in mortar, including wood-look porcelain plank, is acceptable.

Above that line, upstairs or in a raised home, engineered hardwood is a warm, quiet floor. We'll tell you which rooms are which before you pick a color.

Working with Top Design Tile for our new‑construction home was one of the best decisions we made. They handled all of our flooring and bathroom tile work, and the results are truly beyond anything we imagined. Our design vision was brought to life so beautifully, especially the herringbone wood‑look tile with a brass border in the main living area. It’s the first thing people notice when they walk in, and it completely transformed the feel of the home and really elevates the space. The craftsmanship throughout the bathrooms is just as impressive. The mitered joints are flawless, the floating shower bench looks incredible, and the infinity niche in the spare bathroom was a design idea we’re so grateful they suggested. Every detail was done with precision, and you can tell Pedro and his team really take pride in their work. Communication throughout the entire process was amazing. We always felt heard, our input was respected, and we appreciated receiving picture updates along the way. He made a very stressful part of the build stress-free for us, and we really appreciate that. We are ecstatic with how everything turned out and would recommend Top Design Tile to anyone looking for high‑quality, thoughtful, and detail‑driven tile work!

Do I need a permit for wood floors in Jupiter?

Flooring with no plumbing or electrical work is generally permit-free, but the Town of Jupiter's own exemption list is the authority, so we confirm it for your address before the job is scheduled.

Can wood go on the ground floor of a Jupiter condo?

If the unit is above the base flood elevation and the board approves the underlayment, yes. Below it, FEMA rates wood flooring as unacceptable, so wood-look porcelain is the better floor.

Who issues permits for a Jupiter address?

The Town of Jupiter Building Department inside town limits. Jupiter Farms is unincorporated Palm Beach County, and Jupiter Inlet Colony and Tequesta are separate towns.

How are Town of Jupiter permit fees calculated?

The town bases fees on the value of the work, with part due at application. Check the current fee schedule with the Building Department before you budget.
