The short answer
Do you need a permit to remodel a bathroom in Jupiter?
Usually, yes. The Town of Jupiter exempts tiling and swapping fixtures on existing lines, but its list says that doesn't include bathtubs and showers, so replacing either needs a permit. Jupiter Farms permits with Palm Beach County, and Tequesta and Jupiter Inlet Colony run their own departments. Top Design Tile remodels Jupiter bathrooms in real tile and stone and pulls the right permit for your address.

Sound familiar?
- Our condo's renovation form is longer than the contract.
- We want a real tile shower, not an acrylic liner.
- Could this remodel count against us under the flood rules?
- The building has its milestone inspection coming up.
- We're only here in season.
Jupiter, Palm Beach County
Town permits, club standards.
Jupiter's master baths range from 1980s club homes in Jonathan's Landing to Abacoa townhouses and condos on the Intracoastal. Each one comes with its own approvals: the Town, a board, sometimes both.
The design is where a bathroom starts. The paperwork is what keeps it on schedule, so both get handled at the first visit.
Jupiter incorporated in 1925 and is the northernmost town in Palm Beach County. Housing ranges from gated club communities like Admirals Cove and Jonathan's Landing to the Abacoa town center and rural lots in Jupiter Farms.
How we do it in Jupiter
Bathroom remodeling in Jupiter, step by step.
The right permit office
Town of Jupiter, Palm Beach County, Tequesta or Jupiter Inlet Colony. The address decides, and the permit gets pulled before demolition, not during it.
The board's package, assembled with you
Architectural review forms, insurance certificates, deposits and elevator bookings. Condo bathrooms get approved first and scheduled second.
Flood math before design
On a flood-zone parcel, the cost of the remodel gets compared with FEMA's 50% substantial improvement line before the design is final.
Waterproofing FEMA accepts
Cement board and a waterproof membrane behind the tile, never greenboard or paper-faced drywall, the materials FEMA rates unacceptable below the flood level.
Tile-led design
Stone feature walls, lit niches, linear drains and benches, laid out before the first cut so the pattern lands where your eye goes.

Bathroom remodeling in Jupiter: the details.
Permits for a Jupiter bathroom remodel
The Town of Jupiter publishes a list of work that needs no permit. Tiling with no plumbing or electrical work is on it, and so is replacing fixtures on existing lines, but the same line says it does not include water heaters, bathtubs and showers. So a new vanity and floor tile can skip the permit; a new shower can't.
Jupiter Farms is unincorporated, so it permits with the Palm Beach County building division, and Tequesta and Jupiter Inlet Colony each run their own building department.
Florida's 2026 exemption for small single-family jobs won't help much either. Palm Beach County's building division says the under-$7,500 exemption doesn't apply in the county, because the entire county is a designated flood hazard area.
Remodeling a bathroom in a Jupiter condo
Jupiter associations usually send interior renovations through an architectural review board, and some ask for a deposit, elevator pads for deliveries and work only during set weekday hours. We put the package together with you so approval comes before demolition.
Older buildings have one more calendar to watch. Florida's milestone inspection law requires condo buildings three or more habitable stories tall to be inspected once they reach 30 years, then every 10 years after that. While a building is under inspection or repair, the board may restrict when unit work can happen.
So ask the board for its schedule before you pick dates. If you're only here in season, the remodel can be planned around both calendars and finished while you're away, with photos as it comes together.
Flood zones and what goes behind the tile
New FEMA flood maps took effect in Jupiter on December 20, 2024. If your bathroom sits below the base flood elevation, two things change: the materials, and the math on large jobs.
On materials, FEMA's Technical Bulletin 2 rates cement board, mortar-set tile and non-absorbent stone with waterproof grout as acceptable below that elevation, and paper-faced gypsum board and greenboard as unacceptable. That's why our showers are built on cement board and a waterproof membrane anyway.
On the math, a remodel that costs 50% or more of the building's value counts as a substantial improvement and brings the structure under current flood rules. One bathroom rarely gets there; a whole-house renovation can.
| The job | Town of Jupiter | The reason |
|---|---|---|
| New floor and wall tile, nothing else | Exempt | Tiling with no plumbing or electrical work is on the exemption list |
| A new faucet or toilet on the existing lines | Exempt | Fixture swaps on existing connections are on the list |
| Replacing a shower or a bathtub | Permit required | The exemption specifically leaves out bathtubs and showers |
| Moving a drain or adding a circuit | Permit required | Plumbing and electrical work, inspected before the walls close |
| Any of the above in Jupiter Farms | Palm Beach County instead | Unincorporated, so the county building division handles it |

Permits
Town of Jupiter Building Department
Inside town limits, the Town of Jupiter Building Department on Military Trail issues permits. Jupiter Farms is unincorporated and goes to the Palm Beach County Building Division, and Jupiter Inlet Colony is its own town.
Permit officeConfirm the jurisdiction: Town of Jupiter, Palm Beach County for Jupiter Farms, or a separate town like Jupiter Inlet Colony or Tequesta.
Club communities like Admirals Cove and Jonathan's Landing run HOAs with gate and work-hour rules; Florida law limits their control of interior work not visible from outside.

Can you build a walk-in shower in a Jupiter condo?
Yes, once the board approves the plan. Condo showers usually need the building's approved hours and a contractor insurance certificate on file, and we handle both.
Does a milestone inspection stop us from remodeling?
Not by itself, but the association may limit unit work while the building is being inspected or repaired. Ask the board for its schedule before you set dates.
Do you work in Jupiter's gated communities?
Yes. Gate access and work hours get arranged with the community before the schedule is set.
Who issues permits for a Jupiter address?
The Town of Jupiter Building Department inside town limits. Jupiter Farms is unincorporated Palm Beach County, and Jupiter Inlet Colony and Tequesta are separate towns.
How are Town of Jupiter permit fees calculated?
The town bases fees on the value of the work, with part due at application. Check the current fee schedule with the Building Department before you budget.

Light, built in
The glow is part of the tile plan.
Lit niches, floating vanities with light underneath, mirrors that glow from behind. It shows up in our favorite rooms because it gets drawn into the tile layout, not added after the wall is done.
