Wood floor installation in Palm City, FL, on a slab tested first.

Engineered hardwood for Palm City homes, from Old Palm City by the river to the golf communities around it. The slab is tested and flattened before a plank goes down, and the edge where wood meets tile gets planned, not patched.

The short answer

Can you install wood floors on a concrete slab in Palm City?

Yes. Top Design Tile installs engineered hardwood over Palm City slabs after the concrete passes a moisture test and is flattened to the tolerance the flooring calls for. A vapor retarder goes down first, then the planks, laid out from the room's main sightline. On a ground floor near the South Fork, we'll also tell you that FEMA rates wood as not flood-resistant, and when wood-look porcelain is the better call.

Sound familiar?

  • We want wood, but the whole house sits on concrete.
  • The last floor cupped. Nobody ever tested the slab.
  • Our lot backs up to the river. Is wood a mistake?
  • Will the new wood sit higher than the kitchen tile?
  • We're in a condo. What does the association need from us?

Palm City, Martin County

Carpet out, wood in.

In a lot of Palm City homes from the 1980s and '90s, the bedrooms and living areas still have carpet or tired laminate, with tile in the kitchen and baths. Wood in the living spaces and tile where the water lands is a common plan.

Because tile is our everyday work, the meeting point between the two gets measured on the first visit, so you know before you pick a plank how it will finish at each doorway.

Old Palm City, near the river, is the older core and one of Martin County's six community redevelopment areas. West of it, gated golf and country club communities fill most of the map, with single-family homes, villas and some condos. Hammock Creek, for example, was built by Lennar between 1997 and 2004.

How we do it in Palm City

Wood floor installation in Palm City, step by step.

  1. Test the concrete first

A relative-humidity test with probes set into the slab tells us whether it's dry enough for wood. If it isn't, you hear that before you buy flooring, not after it cups.

  2. Grind and patch to tolerance

Trade guidance for engineered wood over concrete is about 1/8 inch over 6 feet. Old tile ridges and low spots get ground or filled until the slab meets it.

  3. Retarder, then underlayment

A vapor retarder rated under 1 perm goes over the slab, then an underlayment matched to the floor and, in a condo, to the sound rating the rules ask for.

  4. Lay out from the front door

Plank direction follows the longest sightline, joints are staggered at random, and short offcuts stay out of the middle of the room.

  5. Heights matched at every doorway

Wood, underlayment and existing tile get measured together, so each transition is flush or finished with a low-profile threshold.

The work

What it looks like.

  • Wide-plank light oak wood floor installed across a bright living room with tall windows

    Under the floor

Most of the job is the part you never see.

    • Moisture test before anything is ordered
    • Low spots ground or filled flat
    • Barrier and underlayment matched to the floor
  • Light oak chevron wood floor laid through an open kitchen, the point of the pattern centered on the room

    Layout

The planks run where the room leads your eye.

    • Direction set from the main sightline
    • Random stagger, no repeating joints
    • Full planks at the doorways that get seen
  • Large-format marble-look porcelain fireplace wall rising from a wide light plank floor

    Edges & transitions

Wood meets tile without a ramp.

    • Heights planned against the tile
    • Expansion gaps hidden under trim
    • Baseboards and thresholds finished to match

Before you call

Wood floor installation in Palm City: the details.

How dry does a Palm City slab need to be for wood?

Concrete holds moisture, and a slab under an air-conditioned house can still push vapor up into a wood floor. The standard test, ASTM F2170, measures relative humidity inside the slab with probes set at 40% of its depth, which reads the moisture the floor will actually see once it's covered.

Each flooring maker publishes its own limit, and the test result gets compared with that number before the floor is ordered. If the slab is too wet, the answer is a different barrier, more drying time or a different floor, and you get that answer up front.

Flatness matters as much as moisture. Trade guidance calls for about 1/8 inch over 6 feet, or 3/16 inch over 10. A slab that held ceramic tile for thirty years rarely meets that once the tile is up, so grinding and patching are part of the price.

Wood floors near the South Fork and its creeks

Palm City's riverfront and creek lots are beautiful and, in places, inside FEMA flood zones. For a ground floor below the base flood elevation, FEMA's 2025 Technical Bulletin 2 rates engineered wood, solid wood and laminate flooring all as unacceptable flood materials.

That's not a reason to skip wood across Palm City. Most golf-community homes sit outside the high-risk zones, and on a dry, flat slab engineered hardwood is a good, warm floor. It's a reason to check the parcel's zone before choosing the floor for the rooms closest to the water.

Where the answer is tile, wood-look porcelain carries the plank look into those rooms, and it can be laid to meet the wood in the next room at the same height.

HOA homes, condos and the floor you choose

In a Palm City home inside an HOA, Florida Statute 720.3035 keeps the association from limiting interior changes nobody can see from outside, so a new wood floor is your decision. Martin County lists flooring as work that needs no permit at all.

Condos work differently. They're governed by Chapter 718 and the declaration, and many associations require approval and a rated sound underlayment before any hard floor replaces carpet. The building code sets a minimum rating between units, and the rules can set a higher one.

Either way, the gate list and the work hours belong to the community, and we schedule around them.

Permits

Martin County Building Department

Palm City is unincorporated, so permits come from Martin County, not the City of Stuart across the river. Applications go through the county's Accela Citizen Access portal or the permit counter.

Permit office
  • Permits are county jurisdiction even though downtown Stuart is one bridge away.

  • Most of the gated communities run homeowners' associations. Since July 2024, Florida law bars an HOA from limiting interior changes that can't be seen from the street, a neighbor or the golf course.

  • Exterior changes, like a new window in a shower wall, still go through the HOA's architectural review.

  • Lots along the South Fork and its creeks can sit in FEMA flood zones, so large renovations should check the 50% substantial improvement rule first.

Working with Top Design Tile for our new‑construction home was one of the best decisions we made. They handled all of our flooring and bathroom tile work, and the results are truly beyond anything we imagined. Our design vision was brought to life so beautifully, especially the herringbone wood‑look tile with a brass border in the main living area. It’s the first thing people notice when they walk in, and it completely transformed the feel of the home and really elevates the space. The craftsmanship throughout the bathrooms is just as impressive. The mitered joints are flawless, the floating shower bench looks incredible, and the infinity niche in the spare bathroom was a design idea we’re so grateful they suggested. Every detail was done with precision, and you can tell Pedro and his team really take pride in their work. Communication throughout the entire process was amazing. We always felt heard, our input was respected, and we appreciated receiving picture updates along the way. He made a very stressful part of the build stress-free for us, and we really appreciate that. We are ecstatic with how everything turned out and would recommend Top Design Tile to anyone looking for high‑quality, thoughtful, and detail‑driven tile work!

Do I need a permit for new wood floors in Palm City?

No. Martin County lists flooring among the jobs that need no permit. Condo owners should still check the association's rules before ordering.

Will the wood sit higher than my existing tile?

Often a little. We measure the tile, the planks and the underlayment together on the first visit and plan each transition to be flush or finished with a low-profile threshold.

Is engineered hardwood real wood?

Yes. The top layer is real hardwood over a stable core, which is why it handles a concrete slab and Florida humidity better than solid boards.

Does my Palm City HOA have to approve a bathroom remodel?

Not for interior work nobody can see from outside. Florida Statute 720.3035 stops HOAs from limiting interior changes that aren't visible from the frontage, an adjacent lot, common area or golf course. Gate access, work hours and exterior changes are still the association's call.

Is Palm City part of Stuart for permits?

No. Palm City is unincorporated Martin County, so the Martin County Building Department handles permits and inspections.

How long does an HOA architectural review take if I change the exterior?

It depends on the association's documents and meeting schedule. Submit drawings and product details early so the review runs while the permit is being prepared.
