St. Lucie West, St. Lucie County

Thirty-year-old shower pans.

St. Lucie West started in the early 1990s, so the oldest homes here are hitting thirty. That's when original shower pans, supply lines and builder fixtures start to fail, usually one at a time and always at a bad moment.

Kings Isle and Lake Charles are 55+ communities, where the questions are about getting in and out easily: a low curb, a bench, a handheld on a slide bar. Permits come from the City of Port St. Lucie; the HOA handles access and hours.

St. Lucie West started in the early 1990s west of I-95, and its Services District was created in 1990. It is a mix of single-family homes, villas, condos and townhomes, including 55+ communities like Kings Isle and Lake Charles. The oldest homes are now around 30 years old.

Permits

City of Port St. Lucie Building Department

St. Lucie West is a planned community inside Port St. Lucie, so the city's Building Department issues permits. Your HOA and the St. Lucie West Services District are separate from the permit process.

Permit office
  • Most neighborhoods are HOA-governed. Florida Statute 720.3035 keeps HOAs out of interior changes not visible from outside.

  • The 55+ communities often call for walk-in showers, grab-bar backing and wider doorways when original tubs come out.

  • Early-1990s homes are at the age where original shower pans, supply lines and builder fixtures are due.

Working with Top Design Tile for our new‑construction home was one of the best decisions we made. They handled all of our flooring and bathroom tile work, and the results are truly beyond anything we imagined. Our design vision was brought to life so beautifully, especially the herringbone wood‑look tile with a brass border in the main living area. It’s the first thing people notice when they walk in, and it completely transformed the feel of the home and really elevates the space. The craftsmanship throughout the bathrooms is just as impressive. The mitered joints are flawless, the floating shower bench looks incredible, and the infinity niche in the spare bathroom was a design idea we’re so grateful they suggested. Every detail was done with precision, and you can tell Pedro and his team really take pride in their work. Communication throughout the entire process was amazing. We always felt heard, our input was respected, and we appreciated receiving picture updates along the way. He made a very stressful part of the build stress-free for us, and we really appreciate that. We are ecstatic with how everything turned out and would recommend Top Design Tile to anyone looking for high‑quality, thoughtful, and detail‑driven tile work!

Pedro and his team were absolutely a pleasure to work with. We had our condo remodeled while out of state and they took care of everything A-Z from our bathroom to kitchen and even picking up orders for us. I recommend them 1000% to anyone looking to remodel their home

Highly recommend this company for any home renovation work. They did an amazing job with my kitchen remodel, including the cabinets, tile, and flooring, everything came out clean, modern, and high quality. Pedro was great to work with from start to finish. He stayed on top of the project, communicated clearly, and made sure everything was done right. You can tell he takes pride in his work and doesn’t cut corners. If you’re looking for someone reliable for kitchens, bathrooms, tile, or flooring, this is the team to go with. I’ll definitely be using them again for future projects.

Very attentive to detail and very reasonably priced. I was surprised with the results considering estimates were given to me from other vendors at twice the price. Would hire them again.
