Jensen Beach, Martin County

Hard floors, soft on the unit below.

Many Jensen Beach condo associations require an acoustic underlayment under hard flooring so footsteps don't carry downstairs. The rating they ask for is in your documents, and we build the floor to meet it.

Island and riverfront owners tend to pick large-format tile: fewer grout lines to scrub when sand comes in on bare feet.

Jensen was the pineapple capital of the world in the 1890s, and All Saints Episcopal Church from 1898 still stands. Homes range from older cottages and ranch houses near downtown to riverfront condos and low-rise beach condos on the island. Martin County caps most buildings at four stories, so there are no towers on this stretch.

What we build in Jensen Beach

The cuts are planned before the first one.

Where the pattern starts decides where the cuts land. We dry-lay and mark the layout so slivers end up in corners, not across the middle of the wall, and veining on large tiles flows from one piece to the next.
  • Jetted tub set into blue onyx-look wall tile with copper veining and a wood-look accent wall

  • Walk-in shower with a green herringbone tile wall, brass-framed glass and a brass linear drain

    Patterns & accents

    • Herringbone and chevron
    • Hexagon and mosaic
    • Geometric and 3D accent walls

Permits

Martin County Building Department

Jensen Beach is unincorporated, so residential permits come from Martin County through its Accela Citizen Access portal. The Town of Ocean Breeze, tucked inside Jensen Beach, is its own municipality, so confirm jurisdiction there first.

Permit office
  • No city building department here: everything runs through Martin County, including the Rio area next door.

  • Riverfront and island condos run on association rules. Florida condo associations can require approval, contractor insurance and set working hours, so read the documents before scheduling demolition.

  • Lagoon-front streets often fall in FEMA flood zones, where large renovations reaching 50% of the structure's value must bring the home up to current flood rules.

  • Salt air off the lagoon and ocean is hard on exposed metal, which matters when picking fixtures and hardware finishes.

Working with Top Design Tile for our new‑construction home was one of the best decisions we made. They handled all of our flooring and bathroom tile work, and the results are truly beyond anything we imagined. Our design vision was brought to life so beautifully, especially the herringbone wood‑look tile with a brass border in the main living area. It’s the first thing people notice when they walk in, and it completely transformed the feel of the home and really elevates the space. The craftsmanship throughout the bathrooms is just as impressive. The mitered joints are flawless, the floating shower bench looks incredible, and the infinity niche in the spare bathroom was a design idea we’re so grateful they suggested. Every detail was done with precision, and you can tell Pedro and his team really take pride in their work. Communication throughout the entire process was amazing. We always felt heard, our input was respected, and we appreciated receiving picture updates along the way. He made a very stressful part of the build stress-free for us, and we really appreciate that. We are ecstatic with how everything turned out and would recommend Top Design Tile to anyone looking for high‑quality, thoughtful, and detail‑driven tile work!

Does Jensen Beach have its own building department?

No. Jensen Beach is an unincorporated community, so permits come from the Martin County Building Department. The one exception is the Town of Ocean Breeze, which is a separate town.

Do I need my condo board's approval to redo a bathroom?

Usually, yes, for anything past paint and accessories. Your declaration and rules spell out what needs approval, what proof of insurance a contractor must provide, and the hours work is allowed. Get that approval in writing before the permit application.

Which bathroom work needs a Martin County permit?

Martin County lists cabinets, flooring, painting and repairs to existing toilets, sinks and faucets as work that does not need a permit. Moving plumbing, adding circuits or changing walls does. When in doubt, the county's permitting desk will tell you before work starts.

Light, built in

The glow is part of the tile plan.

Lit niches, floating vanities with light underneath, mirrors that glow from behind. It shows up in our favorite rooms because it gets drawn into the tile layout, not added after the wall is done.
