Fort Pierce, St. Lucie County
Old slabs, new tile.
Mid-century block homes around downtown often have a slab that's settled or a floor built up in layers over the decades. New large-format tile won't sit flat on that, so the floor gets ground and leveled before anything else goes in.
Edgartown and the other historic districts review exterior changes only. A kitchen window that moves needs the Historic Preservation Board; a new kitchen inside the same walls does not.
Fort Pierce incorporated in 1901 and was the biggest city on Florida's Atlantic coast between Daytona Beach and West Palm Beach until 1970. That means real age near downtown: frame houses from the early 1900s, then mid-century block homes around the core. South Beach, on the island, mixes condos like Harbour Isle with waterfront homes.

What to know in Fort Pierce.
Permits
City of Fort Pierce Building Department
Inside city limits, the City of Fort Pierce Building Department issues permits. Lakewood Park, White City and Indian River Estates carry Fort Pierce addresses but are unincorporated, so those go to St. Lucie County Building and Code Regulation.
Permit officeFort Pierce has a Historic Preservation Board, and properties in districts like Edgartown need a Certificate of Appropriateness for exterior changes such as windows and fences.
Early 1900s and mid-century houses can still have cast-iron drains or galvanized supply lines behind the walls. Opening a bathroom is the time to find out.
A Fort Pierce mailing address does not mean city jurisdiction. Check the parcel before applying, because the county covers the unincorporated areas around the city.
South Beach condos run on association rules for approvals, contractor insurance and working hours.

My address says Fort Pierce. Does the city issue my permit?
Only if the home is inside city limits. Areas like Lakewood Park, White City and Indian River Estates are unincorporated St. Lucie County and permit through the county's Building and Code Regulation division.
I live in a historic district. Can I still gut my bathroom?
Interior work is generally a building permit matter. The Historic Preservation Board's Certificate of Appropriateness covers exterior changes, so a new window or exterior door on a historic house needs that review first.
What should I expect inside an older Fort Pierce bathroom?
Homes from before the 1970s often have cast-iron drains, galvanized supply pipes or tile set in a thick mortar bed. None of that is a reason to skip a remodel, but it belongs in the plan and the budget from the start.

Light, built in
The glow is part of the tile plan.
Lit niches, floating vanities with light underneath, mirrors that glow from behind. It shows up in our favorite rooms because it gets drawn into the tile layout, not added after the wall is done.
