Stuart, Martin County

River air, brass that lasts.

A shower near the St. Lucie River sees humidity all year. Brushed brass and matte black fixtures in solid metal hold up; thin plated finishes pit. We pick hardware with that in mind and tell you why.

In condos along the water, the shower floor usually can't be recessed into the slab, so a low curb does the job a curbless entry would in a house. You still get the big tile and the linear drain.

Stuart was a railroad stop in the 1890s, incorporated in 1914, and its downtown core runs from the early to mid 20th century. East Stuart has a handful of 1920s houses, though most of its homes postdate World War II. Past the old core you find riverfront ranch homes, condos along the water, and gated golf and yacht clubs.

What we build in Stuart

The part you never see decides how long it lasts.

Every shower gets a sloped pan to the drain and a continuous waterproof membrane on the floor and walls before any tile goes up. Corners, niches and the bench get extra attention, because that's where water finds a way in.

Permits

City of Stuart Building Division

Inside city limits, permits go through the City of Stuart Building Division and its OpenGov portal. Plenty of homes with a Stuart mailing address sit in unincorporated Martin County, and those go to the Martin County Building Department instead.

Permit office
  • Downtown Stuart and East Stuart were listed as National Register historic districts in 2026. National Register listing by itself places no limits on what a private owner does inside the house.

  • Check the parcel before pulling a permit: city limits cover about 7 square miles of land, so many Stuart addresses are county jurisdiction.

  • Homes near the St. Lucie River and the lagoon often sit in FEMA flood zones. If remodel costs reach 50% of the structure's value, the whole house has to meet current flood rules.

  • Pre-1970s houses near downtown can still have cast-iron drain lines. A full bath gut is the right time to scope them before new tile goes down.

Working with Top Design Tile for our new‑construction home was one of the best decisions we made. They handled all of our flooring and bathroom tile work, and the results are truly beyond anything we imagined. Our design vision was brought to life so beautifully, especially the herringbone wood‑look tile with a brass border in the main living area. It’s the first thing people notice when they walk in, and it completely transformed the feel of the home and really elevates the space. The craftsmanship throughout the bathrooms is just as impressive. The mitered joints are flawless, the floating shower bench looks incredible, and the infinity niche in the spare bathroom was a design idea we’re so grateful they suggested. Every detail was done with precision, and you can tell Pedro and his team really take pride in their work. Communication throughout the entire process was amazing. We always felt heard, our input was respected, and we appreciated receiving picture updates along the way. He made a very stressful part of the build stress-free for us, and we really appreciate that. We are ecstatic with how everything turned out and would recommend Top Design Tile to anyone looking for high‑quality, thoughtful, and detail‑driven tile work!

Highly recommend this company for any home renovation work. They did an amazing job with my kitchen remodel, including the cabinets, tile, and flooring, everything came out clean, modern, and high quality. Pedro was great to work with from start to finish. He stayed on top of the project, communicated clearly, and made sure everything was done right. You can tell he takes pride in his work and doesn’t cut corners. If you’re looking for someone reliable for kitchens, bathrooms, tile, or flooring, this is the team to go with. I’ll definitely be using them again for future projects.

Very attentive to detail and very reasonably priced. I was surprised with the results considering estimates were given to me from other vendors at twice the price. Would hire them again.

Who issues bathroom remodel permits for a Stuart address?

If the home is inside Stuart city limits, the City of Stuart Building Division. If it is in unincorporated Martin County with a Stuart mailing address, the Martin County Building Department. The Martin County Property Appraiser record shows which one applies.

Does the 2026 historic district listing limit my remodel?

Not by itself. Under federal law, National Register listing places no restrictions on what a private owner does with the property unless federal money is involved. Any local preservation rules still apply, so ask the city before changing the exterior.

Is a flood zone a problem for a bathroom remodel near the river?

It can be on bigger jobs. In a FEMA flood zone, work that costs 50% or more of the building's market value triggers the substantial improvement rule. Most single-bath remodels stay well under that line, but whole-house renovations need the math done first.

Light, built in

The glow is part of the tile plan.

Lit niches, floating vanities with light underneath, mirrors that glow from behind. It shows up in our favorite rooms because it gets drawn into the tile layout, not added after the wall is done.
