Tradition, St. Lucie County
Same cabinets, new kitchen.
Most Tradition cabinets are in good shape at twenty years; it's the counter and the short backsplash that look their age. Templating new stone on the existing boxes keeps the job shorter and the budget on the surfaces you see.
Interior work like this is outside the HOA's reach under Florida law. Permits, if the plumbing moves, come from the City of Port St. Lucie.
Tradition was a cattle ranch west of I-95 until Town Hall and Town Square opened in April 2003, and Mattamy Homes took over as master developer in 2018. Most homes come from national production builders, from the first 2004 and 2005 neighborhoods to new phases still going up. The early homes are now 20 years old, and many still have their original builder baths.

What to know in Tradition.
Permits
City of Port St. Lucie Building Department
Tradition is inside Port St. Lucie city limits, so the city's Building Department issues permits, not St. Lucie County. Your neighborhood HOA handles its own approvals separately.
Permit officePermits come from the City of Port St. Lucie, not Tradition and not the county.
Florida Statute 720.3035 keeps HOAs out of interior changes not visible from outside, so a bath or kitchen gut usually skips architectural review. Exterior work does not.
Vitalia and Del Webb Tradition are 55+ neighborhoods, where curbless showers, wider entries and grab-bar backing come up early in planning.
Gated neighborhoods need contractor names on the gate list before day one, so set that up when the schedule is set.

Who issues permits in Tradition?
The City of Port St. Lucie Building Department. Tradition is a master-planned community inside the city, and applications go through the city's online portal.
Does the Tradition HOA need to approve my bathroom remodel?
Not if the work is all inside. Since July 2024, Florida law bars HOAs from limiting interior changes that can't be seen from the street, a neighbor, common area or golf course. Anything on the outside, like a window or vent change, still goes to architectural review.
My Tradition home is 20 years old. Is it worth replacing the builder bath?
The first neighborhoods went up in 2004 and 2005, so those baths are at the age where grout, caulk and original fixtures wear out. A remodel lets you fix the layout at the same time instead of patching it.

Light, built in
The glow is part of the tile plan.
Lit niches, floating vanities with light underneath, mirrors that glow from behind. It shows up in our favorite rooms because it gets drawn into the tile layout, not added after the wall is done.
